What Does the Home Buying Process Look Like From Start to Finish?

Rich Barnes with a hand on his chin, looking thoughtful, in front of a stone and siding home with a path of stepping stones leading toward the front door and a house key on the last stone. The headline reads: What does the home buying process look like from start to finish? New Berlin, WI. Illustration, not a photo of a real home.

The short answer

It's a set of steps in a fixed order, and each one has a purpose. Once you can see the whole road, it feels a lot less overwhelming.

I'm a Home Buying Realtor in New Berlin, WI, and many first-time buyers tell me they feel lost before they even start. Here's the road map in plain words.

The road map

  1. Get your numbers. Talk to a lender and get pre-approved. That tells you what you can borrow and what the payment could look like. I work with several trusted loan officers, and you can use your own lender too.
  2. Pick your agent and sign the agreement. You choose someone to work for you. Before your first showing, we sign a buyer agency agreement that says what I do and how I'm paid. I walk you through every line.
  3. Make your list and start looking. We talk about what you need and what you'd like to have, then look at homes together. Most buyers see several before they know what they want.
  4. Write an offer. When you find the one, we write an offer. It includes the price, the closing date, and the conditions that protect you. The seller can accept, say no, or send back changes.
  5. Under contract. Once both sides sign, you're under contract. The contract has deadlines for the next steps, and I keep track of every one.
  6. Inspection. You hire an inspector to look at the home. The report may show things you want fixed, and we decide together what to ask for.
  7. Appraisal and loan approval. Your lender orders an appraisal to check the home's value, and the loan goes through final review. Keep your finances steady during this stretch.
  8. Final walk-through. Right before closing, you walk through the home again to make sure it's in the condition you agreed to.
  9. Closing. You sign the papers, the money moves, and you get the keys. The date is in your contract.

What this means for you

You don't have to know all of this today. You need to know the next step. At every stage, I'll tell you what's coming, what I need from you, and what to watch for. Several clients have told me they appreciated that I explained every step.

How long does it take?

That depends on your search and your loan. Once you're under contract, the contract sets the closing date.

Where buyers get stuck

Buyers most often get stuck in two places: waiting too long to talk to a lender, and not knowing which deadlines in the contract matter. Both can be fixed. A call early in the process takes care of the first, and I take care of the second by tracking every date for you.
